Ocean view is one of the most-searched filters on Kauaʻi real estate — and one of the loosest. The HIS MLS lets listing agents tag any property with a confirmed ocean view, from a partial peek through trees to a full unobstructed Pacific panorama. This page surfaces every active single-family fee-simple home that carries that tag, across all four Kauaʻi shores. Use the toolbar to narrow by area, price, beds, or sort by newest, price, or longest-on-market.
Where Kauaʻi ocean view homes cluster
The North Shore — Princeville, Hanalei, Kīlauea — runs along a series of bluffs that drop several hundred feet to the Pacific, so most ocean view inventory there is clifftop or ridge-line. Princeville Makai (the lower-elevation neighborhoods) carries the highest concentration of named ocean view subdivisions. The South Shore — Poʻipū, Koloa — sits closer to sea level, with a mix of oceanfront, elevated-lot, and across-the-street ocean view homes. Kapaʻa and Wailua on the East Side offer ocean view inventory at materially lower price points but with less direct access. The West Side (Waimea, Kekaha) has the rarest ocean view homes — drier, more remote, mostly large parcels.
